Co-hosting the Property Investors Awards was a huge honour in itself alongside Jack Jiggens but launching the Woman in Property of the Year category I founded, made it even more special. It felt like legacy. 
After decades of championing women in property and building Hard Hats to Heels 
, there were times I couldn’t always see the impact… not fully.
But on Saturday night, I saw it – clearly and powerfully. 
When all the incredible women stood up together in the room, I had goosebumps. Looking out into the audience and watching every woman rise… that was visibility in action.
As I always say:
Visibility changes everything.
And you can’t be what you can’t see.
Those women are the visibility the next generation needs.
So young girls can say,
“I see her, so I can be her.” 
And that… that is the impact I’ve been working towards for years. 
This moment was only possible because Cyril Thomas believed in me and my mission, and gave me the platform to shine a spotlight on the incredible women in our industry.
I am truly, deeply grateful. 
Huge congratulations to Emma Marie Whatton, the first ever PIW ‘Woman in Property of the Year winner, you made history.
I’m still processing it all, but one thing I know for sure:
Saturday night was one of the proudest moments of my life.

“That line really stood out to me at the Property Investors Awards on Saturday and it perfectly summed up the energy in the room.
A huge thank you to Rhys Jensen & Kunmi Odesanya for the invitation.
Being in that environment genuinely elevated my mindset.
I had an incredible time surrounded by developers, HMO specialists, serviced accommodation operators, portfolio landlords and investors who are shaping the industry. Hearing their stories about risk, resilience and long-term strategy was inspiring.
What stood out to me:
– people transitioning from completely different careers: law, accountancy, advertising, corporate roles and building strong property businesses
– developers creating high-quality HMOs and sustainable projects
– investors structuring portfolios around long-term stability rather than quick wins
– the reminder that relationships, knowledge and consistency compound over time

“What a night at the Property Investor Awards.

What hit me the most was the sheer number of women in that room who are absolutely smashing it in property – finally being seen, noticed, and recognised for the incredible work they’ve been doing for years. It was bloody brilliant to witness.

1️⃣ If you’re a woman grinding away in property, give yourself the damn credit you deserve. Even without an award or spotlight, what you’re doing matters – you’re changing someone’s life.
2️⃣ Events matter. The connections, the people, the energy… it elevates you. So ask yourself: What rooms are you choosing to be in? Who are you surrounding yourself with? Are they lifting your game?
3️⃣ And don’t forget to have fun. Watching the limbo last night – especially Hayley giving it a crack – was absolutely hilarious.

The lending market is quietly shifting.
LTGDVs are creeping upwards. Lenders who were stuck at 60-65% six months ago are now stretching to 70-75%.
And there’s more equity in the market than people realize.
It’s not coming from the usual sources. It’s coming from:
• Developers with completed schemes looking to deploy
• SSAS holders tired of 4% returns
• Institutional money quietly re-entering at the right risk-adjusted returns
The market’s moving. Most people just haven’t felt it yet.
If you’re sitting on a site thinking “the market’s too tight” – you might be looking in the wrong places.
